Design/build or bid/build, and why the difference matters to you

Commercial electrical work reaches us two ways, and they ask for different things at different moments. On a design/build project the electrical thinking happens early, alongside the rest of the design, and the contractor is part of working out what the building should do. On bid/build the design already exists and the job is to price and deliver it faithfully.

Both are on our list and neither is better. It is worth knowing which one you are running, because the moment your electrical contractor becomes useful is much earlier on one than the other.

Retrofitting a building that cannot close

Most commercial electrical work happens in a building that still has to trade tomorrow. That makes the electrical plan a scheduling plan first: which areas come out of service, in what order, and at what time of day or week.

Staged work looks slower on paper and is almost always cheaper in practice, because the real cost of a retrofit is rarely the labour. It is the hours the building could not earn.

Chapter 03

Maintenance, before it becomes a service call

Electrical maintenance is on our service list, and the case for it is unglamorous. Panels get looked at for heat and for connections that have worked loose, protection gets confirmed as present and correct, and anything that has been added over the years gets checked against what was originally installed.

The difference between a scheduled visit and an emergency is mostly a matter of when someone looked. One of them happens on your terms.

Lighting a room people sit still in

Some of the commercial work we are most often asked about is lighting where the fitting is part of the architecture rather than something hung on a ceiling. Concealed accent lighting behind a timber cross in a sanctuary, pendants over a space people look up at, feature lighting that has to be invisible while doing its job.

That work is decided before anything is fixed in place: where the driver lives, how the run is switched, what angle the light leaves at, and how it will be reached again in five years. Retail and forecourt lighting asks the same questions with different answers, because there the light is doing a commercial job rather than a quiet one.
